What is an ITIN?

Individual Taxpayer Identification Number (ITIN) is a tax
processing number issued by the Internal Revenue Service.
Individuals who are required to have a U.S. taxpayer
identification number but who do not have, and are not eligible
to obtain a Social Security Number (SSN) from the Social
Security Administration (SSA), may apply and obtain ITIN issued
by the IRS.

ITINs are issued regardless of immigration status because both
resident and nonresident aliens may have U.S. tax return and
payment responsibilities under the Internal Revenue Code. To be
eligible for ITIN, Individuals must have a filing requirement
and file a valid federal income tax return

What is the format of ITIN?

It is a nine-digit number that always begins with the number 9
and has a 7 or 8 in the fourth digit, example 9XX-7X-XXXX.

What is an ITIN used for?

ITINs are for tax reporting only, and are not intended to serve
any other purpose. ITIN does not authorize work in the U.S. or
provide eligibility for Social Security benefits or the Earned
Income Tax Credit

Who needs an ITIN?

IRS issues ITINs to non-US-residents (foreign nationals) and
others who have federal tax reporting or filing requirements and
do not qualify for SSNs. These cases may include the following
scenarios:

* Non-resident alien filing a U.S. tax return and not eligible
for an SSN

* Non-resident alien member of a U.S. LLC (Limited Liability
Company)

* U.S. resident alien (based on days present in the United
States) filing a U.S. tax return and not eligible for an SSN

* Dependent or spouse of a U.S. citizen/resident alien

* Dependent or spouse of a non-resident alien visa holder

Tax ID Number - How To Apply?

1. Print the form at the following link (one for each family
member for which you are asking tax ID number):
http://www.irs.gov/pub/irs-pdf/fw7.pdf

If you are requesting a tax ID number for a child - check box
“d” in the reason for submitting the form. If you are requesting
a tax ID number for a spouse - check box “e” in the reason for
submitting the form. In both cases enter your name and social
security in the right side of this section.

Fill out all the personal information, date and sign the form.

2. Make a copy of your passport and the applicant’s passport
(spouse or child) (copy the first page, any extension page and
the visa page) notarized it by a PUBLIC NOTARY (go to any bank -
they should have one).

Attach the filled out form and the notarized copy of the
passport TO YOUR TAX RETURN and mail it via certified mail to:

3. The IRS will process your form within 6-8 weeks, and will
send you a notice with the new numbers.

Even Gastric Bypass Patients Hit Weight Loss Plateaus

Sometime, during the phase of rapid weight loss after gastric bypass surgery, many patients may find their weight loss is stalled. Talk about discouraging. The daily ritual of weighing and celebrating another pound gone has turned into depressing torture because the scale just won’t move- the dreaded plateau has arrived.

One reason for the plateau is physiological. The body reacting to the restrictive caloric intake sends out a signal to start burning less stored fuel. In other words, the metabolic rate (the rate at which the body burns fuel) is reduced as the body attempts to conserve fuel in reaction to a state of famine. Your body is hanging on for dear life to it’s beloved fat.

Face Down The Dreaded Plateau:

There are things we can do to face down the dreaded plateau. The first is to avoid beating up on ourselves or regretting the decision for WLS. Simply accept that a plateau is part of the natural course of weight loss and this too shall pass. Plateaus can last two to four weeks. Try to be patient and consider your body is simply taking a rest from the hard work of losing weight.

Avoid snacking during the plateau. Old eating habits that caused obesity may resurface as we comfort our disappointment with extra snacks or make unhealthy food choices. Try to avoid this type of self-sabotage. Keep in mind, a plateau is a difficult time emotionally. I can recall feeling, “I really didn’t deserve to lose all this weight anyway, so I may as well eat this or that.” Avoid the self-pity trap.

Re-examine your commitment to healthy eating and exercise. Sometimes a plateau can be busted simply by returning the very basic principles of living after gastric bypass. One nurse-dietician suggests a return to pure protein for 48-hours. That means eating only eggs, low-fat cheese, chicken, tuna, turkey, etc. - nothing processed. The science behind that is the intake of pure amino acids (protein) will boost metabolism and force the body to burn stored fat.

Another way to feel proactive in plateau busting is to kick-up the exercise program. Add an extra half-mile to a walk or an extra set of repetitions to the strength training program. Any little change will catch the body off guard and it just may respond by dropping a pound or two.

And of course continue to drink clear fluids, specifically water, to flush the body of toxins and fat.

Counterfeit Plateaus:

Now, What about the plateau that lasts longer than four weeks and you still have lots of weight to lose? These are referred to as “Counterfeit Plateaus” in the health community. Most counterfeit plateaus result from miscalculations or forgetfulness on the part of the dieter. For example, maybe we are forgetting to avoid starchy carbs or processed snacks. Maybe we are eating a tiny dinner and an hour later eating another tiny dinner? Perhaps we’ve fallen out of the habit of exercise. Little slip-ups or forgetfulness can become quite costly if we let it go too long without correcting the behavior. Take a hard look and find ways to improve habits and boost weight loss.

Water/Fluid Retention Plateaus:

Too much salt in the diet will cause a water retention plateau - avoid prepared soups or other foods that have excessive salt. A fluid retention plateau is the result of insufficient water consumption so the body retains fluid to compensate. Remember, drink the water.

Plateaus are Temporary:

Remember, plateaus are temporary. As discouraging as it may seem at the time it will pass and it is a natural part of the weight loss journey.

Don’t Be A Penny Pinching Landlord

Most of us who are small real estate investors buying and
renting single family homes are accustomed to making every
dollar count. It’s that habit that causes us to make a silly
decision when we advertise a house for rent.

Just take a look at the Home For Rent classified section of your
newspaper. You will see rows of two or three line ads that all
seem to blend together in an uninspired glob. Yes, I know
newspaper ads are expensive, but have you ever stopped to think
how much a bland three line ad is really costing you? Let’s do
some logical thinking about this penny pinching.

In our example will use a rental house where you have a monthly
mortgage payment of $850. That includes principal, interest,
taxes and insurance. You are offering the home for rent at $900
per month. If you divide your monthly mortgage payment by 30 you
will realize that it is costing you $28.33 cents to own the
home. That’s $198.33 per week. So every week that the house is
vacant you are losing $198.33. Cutting two weeks from that
vacancy will save your $396.66.

If you are penny pinching with a little three line ad that fails
to find a renter for weeks you are watching $198.33 fly out of
your grasp every week. That’s when you should realize that it
just makes good business sense to buy a nice big classified ad,
which will give you the best chance of catching the eye of a
renter the first time it runs.

Filling vacancies fast is the mark of a good investor. As soon
as your current tenant gives you the required 30 day notice that
he or she will vacate the property you must swing into action.
Your goal should be to have a new tenant ready to move in the
day the old one moves out. Do this…

1. Ask your current tenant if they know of any one who is
looking for a rental. Ask them to spread the word among their
friends and co-workers. If you have a good relationship with the
tenant they should be willing to help you find a renter. Offer
them a one or two hundred dollar reward if they find a new
tenant for you before they move out.

2. Immediately put a For Rent sign on the property with flyers
describing the property and the cost to rent. We have a page on
our Web site for each property we own with inside and outside
photos. Included on the page on room dimensions, and the
location of nearby features like schools, hospitals, shopping,
public transportation, etc. We include the Web site address on
the For Rent sign and on the flyers.

3. We send a postcard announcing there will a rental available
to the neighbors. They may have friends whom they would like to
have live nearby. We offer a cash reward of one or two hundred
dollars if we rent to someone they referrer to us before the
current tenant leaves.

4. We pass out flyers to nearby businesses like barber shops,
nail salons, dry cleaners, etc. We make the same cash reward
offer to them as we do to the neighbors.

Penny pinchers don’t do things like that and they pay dearly for
their mistake.
