An easy, proven way to save you money while providing good
nutrition for your family!

You don’t think you have a green thumb? That’s OK–you don’t
really need one! Just a little knowledge and info to get you
started!!

Those of us who live in rural areas have a decided advantage
over city and apartment dwellers. We can nearly always find room
for a vegetable garden even if it’s a small one!

But even if you don’t have an acre or two of land to play with,
don’t despair! You can still supplement your grocery budget with
fresh veggies grown in a container garden–even if the only
space you have is on your patio!

Tomatoes are about the easiest vegetables to grow. They come in
all sizes: from bite-size cherry tomatoes to great big beefsteak
tomatoes. And tastewise, store-bought tomatoes just can’t
compare to vine-ripened!

The first step to starting a container garden is to locate your
container. You can use almost anything. A half-barrel, the kind
you see for sale at garden centers, works great. You may have
plastic buckets already on hand and these can work, too.

If you use buckets, usually one plant to each bucket is enough.
And keep in mind, one plant can produce a lot of tomatoes!

Just put a layer of rocks in the bottom of your chosen container
for drainage. Then fill with quality potting soil about 2/3
thirds of the way full.

Tomatoes are best grown from seedlings. Most garden centers,
discount stores, and even some grocery stores have these in
stock in the spring.

Remove the plant from the plastic pot it comes in by squeezing
the bottom of the pot to loosen the soil and gently lift it from
the pot. Carefully loosen the roots a little as sometimes they
tend to be a little root-bound in the small pots.

Dig a hole a little bigger than your plant ball and just set
your tomato into the hole right up to the leaves and fill all
around with more potting soil.

Of course, you must water the plants to make them grow! Your
tomato plants will respond well to regular feeding. Apply a
liquid fertilizer once a week.

Once your plants are larger, you may need to stake them;
however, if you are growing the “bush” variety, they won’t need
to be staked.

Once your plants are bearing, you may find yourself with a
surplus. Whole tomatoes can be frozen for use later on in soups
and casseroles. Just wash and put in sealed plastic bags and
place in freezer. When you’re ready to use them, let them thaw
partway so the skin can come off and they’re ready to go in the
soup pot!

If you prefer to freeze your tomatoes already chopped, just dip
each tomato in boiling water for about 10 seconds. Then the peel
will pull right off. Chop the tomato, put in bags and freeze.

Here’s a good vegetable soup recipe for using frozen tomatoes.

Combine 1 1/2 cups frozen chopped tomatoes 1 can new potatoes,
drained and chopped 1 can sliced carrots, drained 1 large can
tomato sauce 1 1/2 teaspoons Italian seasoning 1 3/4 cups beef
broth

Bring to a boil and simmer for 15 minutes, to let flavors
mingle. Add salt and pepper to taste.

WRITING AN ACCOMPLISHMENT DRIVEN RSUM

In the midst of hundreds, if not thousands, of résumés
recruiters and employers receive for any given position, your
résumé needs to stand out from the crowd. You must make the
Hiring Manager want to read your résumé more thoroughly than
just the rudimentary 10-20 seconds the vast majority of your
competition will warrant. The way to do this is by designing an
accomplishment driven résumé.

What makes a résumé that is focused on achievements so
effective? Most job seekers tend to list their responsibilities
of their past and current positions. While this may be
important, it should not necessarily be the focus of your
document. The higher level the position you are seeking, the
more crucial the accomplishment aspect of your résumé. You need
to provide proof of the results you were able to achieve with
the implication that you can bring the same, if not better,
results to your future employer.

Say for instance, you are a CPA. Your current résumé states
things such as “Control accounting activities”, and “Invest and
manage cash activities”. What does that really say about your
abilities? How does that differentiate you from all of the other
CPAs out there applying for the same job as you? It doesn’t. You
need to show the potential employers what you can bring to their
organization. Now is the time to brag. How have you improved a
company’s bottom line? Have you spearheaded any projects that
resulted in increased revenue, company savings, or employee
morale? That’s the kind of information that Hiring Managers seek
out amongst the résumé clutter.

Your résumé is your own personal sales pitch. Keywords are an
integral part of that pitch. While you are describing your
accomplishments, be sure to use powerful keywords to signify the
importance and magnitude of those feats. It is not the time to
be modest. Use strong action verbs that really drive home what
you’re trying to say. Use industry terms, where appropriate, if
you are seeking a job similar to your current position. The
company will understand this terminology and be relieved to know
that you are competent enough to comprehend them as well.

Another significant part of an accomplishment driven résumé is
the format. Do not clump your achievements and responsibilities
together. You can write an overview of your responsibilities in
a paragraph and then highlight your accomplishments with
bullets. You don’t want to have everything in a paragraph, and
likewise, not everything in a bullet format. You must draw the
reader’s eye to the important parts that you really want to
sell. If everything looks the same, nothing will stand out.

Using these techniques, you are on your way to writing an
accomplishment driven, extremely effective résumé. Your
potential employers will not only see what you have achieved in
the past, but what you could offer them in the future.

Past Due Mortgage Payments - How Behind Can You Be?

How past due on mortgage payments can you be?

In a nutshell here is what happens in a foreclosure:


  • You are behind in your payments to the mortgage company.

  • Your home is security for the loan, so they want their money or your home.

  • The mortgage company goes through the legal system in your state to gain possession(foreclosure) of your home.

  • When the legal process is complete you are forced to leave your home behind.

The above is a little over simplified, so lets get into more detail.

Your are behind in your mortgage payments. Your dream of home ownership has begun to fade.
Because of some hardship that has left you without sufficient funds to make your payments you
will soon lose hearth and home.

When you are about 60 days behind, the lender will file a complaint with the court system in the county
where you live. The complaint will include a copy of the mortgage and a statement that payments
are not being made.

You will be sent a copy of the complaint with a notice that you can demand a hearing.
(You would want a hearing if for some reason the debt claimed is incorrect. Another reason might
be to delay the foreclosure process.) If you really owe the money on the security of your home,
then the motion started by the complaint will eventually be granted.

After you have received the complaint notice, the court will grant the lender the right to
proceed with the foreclosure.

The lender must then publish a notice of foreclosure in local newspapers stating their intention
to repossess your house. After 3 to 4 weeks of notices a Sheriff’s sale will be held.

If you have not paid the back payments plus penalties before the sale, then your home will be sold to the highest bidder.
At this point you, your family and all your possesions must leave your home, either voluntarily or involuntarily.

This whole process can happen as fast as 2 months or as slow as 10 months, depending on such
variables as who the lender is and which state you live in.

Here is the unfair part. Let’s say you are behind 3 months on your mortgage.
You are starting to have some good things happen. You find you have the 3 months of back payments to give
to the lender. You go the lenders office and make the payments. You walk away feeling happy that you are now
caught up with your mortgage. Next week you discover that the lender is proceeding with the foreclosure.
What gives? Simple. The lender has charged late fees and penalties that can amount to as much as another monthly
payment. You must negotiate with the lender before you make payment. Often you can get them to forgive the penalties.
However, you must do it before payment, so you have some leverage.

It is important to realize that you can get your loan reinstated. The requirements are that you have recovered from the events that caused you be get behind. If you are now able to make the payments, but aren’t able to make up the back payments, then you need to negotiate with the mortgage company. There are several approaches to deal with the missed payments and penalties. If you are unsure of how to proceed, then you must get help. You must not lose your home if there is a way out.

Coaches on the Hotseat

Steve Mariucci was fired last week week as coach of the Detroit Lions. While this was clearly a panic move by a cluesless Matt Millen, Mooch was just the first of several Head Coaches that will not survive the aftermath of the 2005 season. That in mind, lets take a look at some current NFL HC’s that should be updating their resumes and how it relates to handicapping the final four games of the season.

Mike Mularkey: Buffalo Bills

Zooms to number one with a bullet after Buffalo’s unbelievable fourth-quarter meltdown at Miami. Mularkey had been given a vote of confidence by Bill ownership during the week but that probably went south with each of the Dolphin’s three scores in th final 11:35 at Pro Player Stadium.

Mularkey certainly deserves some latitude as he was forced to play JP Losman at quarterback when the second year man from Tulane was clearly not ready. The Bills defense has been hit hard by injuries and seemingly has been unable to make a stop since Takeo Spikes wnt down.

Buffalo has been a horrendous road team of late which until this year was attributed to drew Bledsoe’s lack of production away from Ralph Wilson Stadium. Prior to Sunday, the Bills were 0-5 on the road, losing by an average of 18.4 pp. The Dolphin loss is clearly on Mularkey as the Bills final eleven Buffalo possessions resulted in ten punts and a pick. A division loss of this magnitude at this time of the year is unforgiveable.

Job Status: History

Norv Turner: Oakland Raiders

The Raider’s overall pathetic effort in front of a National TV audience pretty much sealed the deal for this offensive “Guru”. Even a win over the hated Broncos and Mike Shanahan (no shot) would give this lifetime offensive coordinator a reprieve.

Turner should never have been a head coach to begin with never mind getting a second go around in Oakland. Turner was never Davis’ choice to begin and was hired solely to save face after their first three choices, most notably Cowboy QB coach and Parcell disciple Sean Payton, turned down the job.

It’s been two years of the old same ‘ole, same ‘ole in Oakland. The Raider offense has been addressed over the past two years with little effect. Robert Gallery, the franchise 15 year left tackle from Iowa taken second overall, has been hurt from the outset. Lamont Jordan has produced when given the opportunity but Oakland has been slow to incorperate him in the offense at all never mind giving hime the ball 30 times a game. The games biggest offseason acquisition Randy Moss has also been hurt and veteran QB Kerry Collins is having his worst year as a professional under Turner.

Like the swallows in Capistrano, the vultures of Finley , and the lemmings of wherever - the Raiders are once again in the top three in the NFL in penalties.

Job Status: Toast

Dom Capers: Houston Texans

Last week Houston gave up ten points in the final 26 seconds before finally losing to the Rams on overtime. Capers called it the worse loss in all his years in football. Sunday, the Texans were actually decent for 58 minutes annd 52 seconds. Then they let Kyle Boller drive 67 yards in 1:02 to set up a Matt Sover winning FG with six seconds left.

As part of the management team that put the franchise together, Capers clearly desrves the axe. Tony Boselli was damaged goods from the git and not only cost the Texans not only the first pick in the expansion draft but also more than 20 million in bonus and cap money. Only one player from the initial expansion draft was still on the roster in the Texans third year.

David Carr has not progressed to the next level. Well yeah, he gets stapled to stadium turf six to eight times a week every Sunday and has probably lost 20 years of his life expectancy from the punishment. Unless deficiencies in the offensive line are addressed, Matt Lineart and Reggie Bush together won’t make any difference in the Texan’s future.

Several difficult decision’s need to be made in the off-season. One of them won’t be whether or not to keep Dom Capers

How Often Should You Change Your Air Conditioner Filter

There are some very important things that you should do to extend the life of your air conditioner and keep it working at peak efficiency at all times. One of the most important things that you can do is change your air conditioner or furnace filter every three to six months.

Every home is different and there are many factors that effect how long you should wait between filter changes. Wait too long and the efficiency of the equipment will deteriorate and operating costs go up. Change your filter too often and it’s like throwing money away. Considering the cost of some filters that could add up to a lot of money over time.

It is important to keep in mind that the more efficient your air conditioner filter is the more often it will have to be cleaned or replaced. For most people pleated filters will do an adequate job. These filters are ten to sixty percent efficient and some manufacturers claim even higher efficiencies.

Pleated filters should be changed every three to six months. If you live in an area with lots of dust then you should probably change your filter about every three months.

If you require more efficient air filtration you may want an electrostatic, electronic or even a HEPA filter. The more efficient the filter is the more often it will have to be cleaned or replaced.

Electrostatic filters probably offer the best combination of value and efficiency. You will pay between two to six times what a good quality disposable filter would cost but you just wash them with water when they become dirty and reuse them.

Electronic filters will never become dirty enough to effect airflow. They just become inefficient and there ability to remove dust from the air deteriorates as they become dirty. To clean these filters you have to remove the electronic cells and soak them in some like HVAC cleaner and then rinse them and let them dry.

HEPA filters are the most efficient filters available and become plugged very quickly. They need to be checked monthly and often cause too much restriction to airflow to be used at all. An air conditioner contractor will be able to tell you if it is worth trying one of these in your system.

If you are using economy panel filters from your local hardware store and getting a pack of four for five or ten dollars, you are not doing yourself, your family or your air conditioning equipment any favours. When it comes to rating filters, these are at the bottom of the list.

These filters do such a poor job you could leave one in your air conditioner for a year and it would not collect enough dust to require changing. The unfortunate thing is the evaporator coil of your air conditioner would need to be cleaned every year to remove the dirt that should have been stopped by the filter.
