The popularity of designer handbags is at an all-time high. Everywhere we look, from the high street to the nightclub, everyone is carrying a trendy new purse. Creating Wealth by Gearing Up

Gearing is where you borrow money to invest. As already mentioned, it is best to clear all your debt before looking at investment. However, there will arise situations where the investment is a good one and it is necessary to borrow a small amount to make the deal work. The borrowing may be for property or shares.

Gearing allows you to increase your investment and potentially obtain a higher return. On the downside, however, if the investment does not pay off you stand to lose a lot more. Negative gearing comes about when the interest you are paying on your borrowing is greater than the income from your investment (for example, from a rental property). You can claim the loss or difference against your taxation and write it off as a deduction against other income.

Negative gearing is not necessarily the best investment strategy. Even though you get a tax break it is still costing you money. That is, you may be saving yourself 25 cents in the dollar, but you have to spend one dollar to achieve that.

People look at negative gearing because they calculate that they will be able to sell the investment for more than they bought it and in the meantime their losses are deductible off other income they earn. They conclude that the Commissioner of Inland Revenue is in reality helping them fund the growth of the value of their property.

If it can be avoided, don’t borrow against your home for investment. This applies particularly when the investment is speculative. Things do go wrong and you wouldn’t want to find yourself (and your family) out on the street without a roof over your head.

If you borrow money to invest, this is known as margin lending. The extra funds raised allow you to invest more, increasing the potential returns, compared to what you would get from your standard savings. It allows you to use other people’s money so you can get a significant increase in your wealth from a small deposit.

The negative side is when share prices fall below a level and a margin call is made. When this happens you will have 24 hours to respond in one of three ways. You have to come up with the cash, you have to sell assets, or you have to provide additional assets to top up the equity.

If you have a margin loan, make sure you fully understand the terms of your loan and also put in place survival strategies in case things don’t work out.

Sun Belt Conference

The Sun Belt Conference is not the same conference as last year. Florida Atlantic and Florida International will move into the conference after playing their 2004 season in Division I-AA. New Mexico State, Idaho, and Utah State have left to join the WAC. No matter how the conference is made up, North Texas will seek its’ fifth consecutive conference title and an automatic bid to the New Orleans Bowl.

2005 Predicted Order of Finish

1. NORTH TEXAS
With the best rushing attack in the conference, the Mean Green should repeat as conference champions. They have two of the top rushers for the past two seasons returning. Sophomore Jamario Thomas (180 yards per game) finished as the nation’s leading rusher. The top rusher from 2003, Patrick Cobbs will be to battle for the title again this year. The Mean Green will have these players lined up all over the field and we ill see an exciting game each time they play.

2. MIDDLE TENNESSEE
With 18 returning starters (8 on offense, 10 on defense), the Blue Raiders will be in the thick of the race for the conference title. Junior quarterback Clint Marks leads the offense and with last seasons passing performance (2,749 yards and completion percentage of 70.4) leads the conference in that category. The other part of the offense will focus on junior Eugene Gross to lead the rushing attack. Defensive lineman Quinton Staton, formerly an offensive lineman, will set the pace for defense.

3. LOUSIANA-LAFAYETTE
With return of senior Bill Sampy quarterback Jerry Babb, the Ragin Cajuns are an automatic conference title contender. The junior quarterback not only has the required accuracy, but can also hurt the opposing defense with his running ability. Solid special teams and strong defense will help the Ragin Cajuns to content for the title.

4. TROY
Troy will have to replace 23 seniors from the 2004 team. This includes six offensive unit starters. Linebackers Laverne Johnson and Bernard Davis, and defensive back Johnny Faulk will be the force of success of this team. D.T. McDowell will return at quarterback and try to lead the offense through a rebuilding era.

5. LOUSIANA-MONROE
The Sun Belt’s freshman of the year, Kevin Payne, for 2003 will return after sitting out 2004 with a broken arm. If he returns to his 2003 form, this could be another team in contention for the title. Quarterback Steve Jyles is a dual threat, leading the team in passing (2,300) and rushing (587). An inexperience defense will be following defensive lineman Brandon Guillory.

6. FLORIDA ATLANTIC
After last season’s 9-3 record and losing most of the starters, the Owls will have a rebuilding season. The secondary should be the strong point for this year with Willie Hughley and Lawrence Gordon. B.J. Manley will take the hand-offs from former West Virginia backup Danny Embrick at quarterback.

7. FLORIDA INTERNATIONAL
The Golden Panthers will have an effective offense with Josh Patrick starting at quarterback behind a solid offensive line. He will have sophomore Julian Reams at running back to work with. Their defense was one of the worst in I-AA last season and will have to step up to help the team avoid the Sun Belt cellar.

8. ARKANSAS STATE
The strong point for this team is the young defense. Sophomore linebacker Josh Williams and defensive back Tyrell Johnson will once earn all Sun Belt honors. The offense has Antonio Warren (1,036 yards) and quarterback Nick Nole back, but the rest of the unit is inexperienced

Exceptional Leadership Inspires the Best Effort in Others

There is a steady stream being written and taught about leadership these days. There are tips about leadership, courses about leadership, books, retreats, and continuing education – all focused on leadership. While all of this material is useful and can certainly enhance one’s leadership knowledge, for the most part it avoids asking and answering two questions:

1. Why does better leadership make a difference? , and

2. How does better leadership achieve those differences?

We all know we’re “supposed” to work to be better leaders, but why does it matter, what impact does it have, and how does this all work?

Whenever I ask the “Why” question, the answers that come to the mind of most people are something like “better leadership creates more productivity, higher profits, lower turnover, greater job satisfaction, more loyalty… you get the picture. But these responses bring us to the real question which is, “How does better leadership create those things? How does being a better leader lead to more productivity, higher profits, lower turnover, greater job satisfaction, more loyalty?” It is the answers to these two questions which elevate us from simply learning and understanding better leadership principles to pursuing a course of action which transforms us and our leadership abilities into something that really makes a difference.

I often suggest that my clients use their own experience as their best example. Ask yourself when, during your career, you felt the most satisfied, most productive, proudest, most focused, and most committed. When we reflect back on those times, most of us would acknowledge that we didn’t feel like we did because our “leader” had made a good decision, or that they had gone through “leadership training” (That term is in quotes because leaders need to be developed, not trained.), or that their leaders were efficient, met their goals, or had success in the past. No, typically we felt the way we did (satisfied, productive, proud, focused, and committed) because of what we did – what we accomplished. It all comes back to us and how we felt. It’s generally not about anything external – it comes down to our emotions. The key to exceptional leadership, therefore, lies within our ability to relate effectively with people and their emotions.

Imagine if everyone at work felt satisfied, productive, proud, focused, and committed! What would the consequences be? The consequences would be that everyone would create greater productivity, higher profits, lower turnover, greater job satisfaction, and more loyalty! The key then, to better performance, is helping people feel more satisfied, productive, proud, focused, and committed. Notice the absence of any technical or intelligence issues? Notice that we’ve haven’t brought up the idea of “motivating” people? We haven’t touched on motivating people for one simple reason… people can’t be motivated! Trying to motivate someone is analogous to physically trying to get them to do something they don’t want to do. You won’t succeed. What really works is when we’re self-motivated – when we do something because we want to. When we’re inspired, we enjoy our work. We’re productive and proud of our efforts. We remain focused and committed to the task at hand. In short, we put forth out best effort.

Exceptional leadership, therefore, is leadership that inspires people to give their best effort. Although, for a leader, being productive and having good time management skills are important and necessary, they are not sufficient. Having good judgment becomes increasingly important the higher in an organization we rise, however it too is insufficient for truly effective leadership. Exceptional leadership is about relating to people in such a way as to inspire them to give their best effort – for themselves, their organization, their community, their family, and/or their world.

How is this accomplished? The foundation of exceptional leadership – of inspiring others – comprises thee areas - Effective Leadership Philosophies (for yourself and your organization), Effective Purpose, Mission and Values, and Effective People Skills.

* EFFECTIVE LEADERSHIP PHILOSOPHIES

Leading by Example - Whether we acknowledge it or not, we always lead by example. In our words (what we say or don’t say), in our actions (what we do or don’t do), and in our expressions (what we show or don’t show). The things we do and say, during moments of “apparent insignificance”, make an impression on those around us.

Servant Leader Philosophies - In our leadership workshops, I’ll ask participants who the most important person is to a company. The answer, of course, is the customer. The question that follows next is, “Who is the most important person in the company to that customer?” Most people get that the person most important to the customer is the one they come in contact with - the “frontline”. The question that follows is the real key to a better understanding of servant leadership. This question is, “What, then, is the job of the manager of those frontline people?” The job of the managers of the frontline folks is to make their job as easy and as effective as possible so that the customer has the best experience possible! If this leadership philosophy is adopted throughout an organization, it ends up with an organizational chart that looks like an inverted pyramid. It is an organization that acknowledges the importance of the frontline and reflects the philosophy of service throughout.

* EFFECTIVE PURPOSE, MISSION AND VALUES

An organization which inspires the best effort in its people will attract the kind of employees it wants and needs, and will retain them. It has a Purpose, a Mission, and a set of Values that it lives by, it effectively communicates them, and it measures its actions and decisions against them.

- Purpose is the “WHY” of the equation. It defines why we do what we do. Each decision and policy should take the company closer to achieving its “WHY”. When a company has a clearly defined purpose it begins to act as a magnet, attracting the kind of people who will further the purpose; people who are like-minded. Not only will having a purpose attract the right people, but it will also act to retain them.

- Mission is the “WHAT” of the equation. It defines what the company will be doing to achieve its Purpose. A mission can be fairly narrow or be somewhat broad. However, one that is too narrow can unduly restrict an organization from considering opportunities that would otherwise be an excellent fit and one that is too broad offers no guidance at all.

- Values are the “HOW” of the equation. Values define how the Mission will be carried out in an effort to achieve the Purpose. They define the “rules of the game”. Some of them will come to mind quite easily, things like honesty, courtesy, kindness, and ethics. But some other important values will only surface when brainstorming takes place - when different perspectives and voices are heard.

* EFFECTIVE PEOPLE SKILLS

I’ll often ask clients or workshop attendees for the traits of the best boss they ever had and the traits of the worst boss. Inevitably, I’ll get answers like: (Best) respected my ideas, worked to develop me, challenged me, listened, empowered me and let me make my own mistakes,… and (Worst) micro-managed, was overly demanding, poor communicator, mistrustful, … What’s interesting is that in no case were the technical skills or the intelligence of a boss either praised or condemned. All the notable traits, both good and bad, had to do with people skills. The goal of effective people skills is good Relationship Management. Relationship Management encompasses the ability to develop others, inspire others, influence others, resolve conflict, and build teamwork and collaboration.

CONCLUSION

The essence of exceptional leadership is the ability to inspire the best effort in others. When people choose to give their best effort, satisfaction increases, pride develops, innovation is born, productivity improves, stability prevails, and profitability increases. The keys to a highly performing organization are creating an inspiring environment and personally becoming an effective leader. We can create an inspiring environment by adopting effective leadership philosophies and clarifying a Purpose, Mission and set of Values. We can personally become a more effective leader by honing and acquiring effective people skills. Become a leader who inspires the best effort in others.

According to Google, Google’s Blog Search is “Google search technology focused on blogs”. It includes search engine results specific to blogs not just in the Blogger.com community, but across the blogosphere at large.

What the Big Deal Is

A lot of people have probably heard about this extra version of search Google has added and are greeting it with a big yawn, particularly since it’s still in Beta. So what is the big deal, anyway?

The big deal is that the top search engine in the world, which was already paying particular attention to blogs in regular search results, seems to make a subtle statement with the introduction of blog-specific searches.

Blogs are important enough to warrant their own special level of search, and not just as an advanced search option, but in their own search engine.

If search engines are paying attention to blogging that closely, you should be too — if you want better search engine results.

Current fans of blogs will be able to search the freshest results so that they can see what is being discussed right now - information that is often as fresh as the news, and draws upon sources that the media-at-large either doesn’t have ready access to, or interest in.

So to those with even the most obscure interests or hobbies, a blog search powered by a top search engine gives ready access to fresh information on any subject that someone can blog about.

And if a blog doesn’t yet exist on these narrow themes? You can be the one to start the discussion.

Why It Matters to Your Business

Speaking of the media, this is likely to become one of the many tools that a journalist in the know would use in order to research a story, or to find out more information about a company, directly from the people who use its products or services.

Technorati, is at present, arguably a better tool, but it’s just not as well known as the Google brand. If you’re a power searcher, you already know what Technorati is. But the key thing to understand is that most consumers - even B2B consumers - aren’t as deeply involved in the internet.

But even those folks know what Google is.

There’s an even more obvious advantage to this specialized search.

Google Blog search has the unprecedented potential to bring the mainstream surfer into blogging, even more than Yahoo’s RSS Headlines pioneered the start of making RSS mainstream about a year ago. Why?

While many of your clients will fall instantly in love with RSS, it’s more fair to them to present its possibilities in a format that’s easier for them to digest. It’s not as hard to explain a blog - and if you can’t you can simply tell them it’s a more frequently updated part of your existing site.

When Google’s Blog Search is brought more to the front in coming months, if your site gets into position to be visible when more of the internet population becomes blog-happy, then the traffic potential for your site may prove to be enormous.

The proper use of one RSS feed in one of my content management systems doubled my traffic, with most of the new users coming from Yahoo, this time last year. Another feed increased my daily traffic another 75%, and brought me additional return traffic as well.

At the time the margin between Yahoo and Google was wider than it is today — so the potential increase from being in Google boggles the mind.

How to Get Listed

According to the Blog Search Help Page:

“If your blog publishes a site feed in any format and automatically pings an updating service (such as Weblogs.com), we should be able to find and list it. Also, we will soon be providing a form that you can use to manually add your blog to our index, in case we haven’t picked it up automatically. Stay tuned for more information on this.”

This means that if you’re already blogging - and responsibly pinging, you’re probably already listed.

If you haven’t been blogging, you’re in luck. This special brand of Google search is still in Beta, so if you get moving now, you still have enough time to start getting into position. And since the search currently seems to be focused on freshness and relevance, if you keep up the blogging once you start, and you keep your theme narrow, you could still dominate your niche.

Do It Today

The mantra for blogging before was that, proper blogging is a sure fire way to increase traffic, as well as build stronger ties to your end users or clients, not to mention that it is the simplest of the many implementations of RSS.

Now, with all three major search engines paying more attention to both RSS and Blogging, you can get spidered more frequently, get more of your pages indexed more deeply, and be included in more searches.

You have absolutely no time to waste - if you’re not blogging already, you need to get started quickly. Many webmasters are hesitating because they haven’t been able to find a blog system that fits well with their site, or find the most popular tools too sophisticated for their needs.

There are literally dozens of free resources to help you decide between the standard systems that were originally built for the personal blogger, and the more robust solutions that are aimed at the medium-sized or corporate company - but that’s another article.

Whatever you chose, the important thing is to get started blogging today. You’ll be missing out on targeted traffic from the most dominant search engine, from the most sophisticated surfers today, and sooner than you know it, the mainstream web.

Put Your Recruiting on Auto Pilot

Getting people to join your company can be hard work. Whether you are looking to hire staff or to build a downline for your network marketing business, attracting the right people is key to your success.

Obviously you want productive go-getters who are going to make a contribution to the bottom line, not just warm bodies to clog your cycles and waste your time. But how do you find the right people?

Take a cue from the marketing folks. Become a magnet for interested, qualified “prospects” who eagerly want to become a part of your team. Use an established technique that draws new customers as a model for attracting downline participants and employees to your company.

What is this technique? It’s called “article marketing” and it is one of the most effective methods of catching the attention of large groups of people. It works like this: You write a simple article that is interesting to the kind of people you want to attract. Typing, proofreading, sending invoices - they do clerical work for an hourly fee. This particular Virtual Assistant specializes in being your “publication coordinator”. She does everything by hand, submitting your articles one by one to various places around the net. She’ll also do light proofreading of your article.

The downside: While I think $400.00 is a fair price for the amount of time she is going to invest, I fear that the price is a bit steep for most small business owners trying to build a downline.

Ezine Announcer Software: Cost $69.00 (www.f1000.com/ezineannouncer) This is a pretty cool program. It automates many of the tasks that are time consuming and boring. It comes with a long list of 1700 publishers who want your articles. You enter your article and then run through the sites you want to contact. Yes, you still have to do the work, but it takes away some of the pain. You buy it, install it, and then you can run it whenever you have an article to publish. The software solution is great if you’re technically proficient.

The downside: Once you install the program, the list of submission sites has already begun going out of date. New sites spring up all the time and existing sites become defunct. While many of the submission tasks are automated, you are still tied to your desk working through the submission process. I like the software solution, I just wish there were a few more features.

Article Marketer: Cost - Free (www.articlemarketer.com)
ArticleMarketer.com is a free web service. You enter your article and press the button - then the system goes to work. Your articles are submitted to 2,351 people, as well as content web sites and popular article directories. Articles are distributed according to publisher guidelines and based on the categories you choose. The list of sites is always up to date, with new publishers being added all the time and the defunct ones deleted.

The downside: The free service is only sent to a fraction of their list. They have a paid program ($8.95) that distributes your articles to the complete list of over 50,000 people. With a subscription ($39.95), you can send an unlimited number of articles to the full list.

To summarize: If you want to really build your downline quickly, submitting royalty free articles to ezines and newsletter editors is the way to go. If you don’t want to spend the hours and hours of drudge work doing article submission, you should give one of these solutions a try.

Of the three, ArticleMarketer.com is my favorite (for obvious reasons). It allows me to maximize my budget and get my articles to the greatest number of people with the least amount of effort.
